Bæredygtighed i fokus
Logicenters continues to invest heavily in the Oslo region. The logistics property company is set to acquire one of the most modern logistics facilities in the Nordic region, with an area of approximately 18,500 m2. The tenant is ODA, formerly Kolonial.no, Norway’s leading provider of online grocery delivery. Logicenters is scheduled to take possession in the first quarter of 2022, which is also when ODA will move in.
Logicenters is continuing to strengthen its position as one of the Nordic region’s leading providers of modern logistics facilities with the acquisition of another property in the Oslo region. The tenant, ODA, previously branded as Kolonial.no, is Norway’s largest and leading provider of online grocery delivery. The property is located at Drammensveien 189 in the municipality of Lier and is an ultra-modern facility of approximately 18,500 m2 divided across two floors.
“Logicenters is very happy for acquiring a sustainable and state-of-the-art facility for last-mile distribution, which is also leased to one of the Nordic region’s fastest growing companies. ODA has a clear focus on technology and sustainability, two factors that are in line with our ambition to provide our tenants with the logistics facilities of tomorrow. They also value efficient logistics solutions from producer to end customer, something we are confident we can provide with our new and future-proof facility. We look forward to a long and successful collaboration”, says Matthias Kettelhoit, Head of Logicenters.
The new facility also has a clear sustainability profile, including a solar panel installation expected to generate approximately 1.1 GWh of renewable electricity per year. The property is also located in a geographically strategic location in the region, something which Logicenters values highly when acquiring or developing properties.
“The Oslo region is an important location for us, given the area’s great position, high population density and growth. The new facility is located alongside the E18 motorway, 30 km outside the Oslo city centre. As ODA focuses heavily on efficient last-mile distribution, the geographical position of the distribution centre is ideal for fast and efficient deliveries to consumers”, says Ruben Krantz Kringstad, Commercial Manager at Logicenters.
The facility is ODA’s second distribution centre in eastern Norway and is designed for a high turnover of goods and to meet the requirements for efficient delivery to customers in the region.
“The fact that we are now establishing a new warehouse in the Oslo region is very inspiring. We are pleased that Logicenters, which focuses on development and long-term ownership of logistics properties, will be the new owner of our facility when Eneo Eiendom has completed the development. We look forward to a good collaboration in the future”, says founder and CEO Karl Alveng Munthe-Kaas at ODA.
The property is being acquired from a number of shareholders and the deal has been led by Eneo Eiendom, which is the project manager for the development and sale of the facility.
“It has been a very exciting process and ODA is an ambitious company that has set high standards for how the property should be designed and adapted to optimise its operations. We believe that Logicenters is a perfect partner for ODA and we look forward to handing over the property in March 2022”, says Morten Hotvedt, CEO at Eneo Eiendom.
Logicenters is expanding its cooperation with Axfood’s purchasing and logistics company Dagab. The parties have signed an agreement for the development and leasing of a logistics facility in Landskrona, Skåne. The 37,500 m2 facility is scheduled to be ready for Dagab to move into by the end of 2022.
Logicenters is continuing to expand its presence in the Öresund region. The logistics property company has now acquired a 96,000 m2 site, just west of the highway intersection Landskrona Södra, from the city of Landskrona. It has simultaneously signed an agreement with Dagab, Axfood Group’s purchasing and logistics company, for the development and leasing of a 37,500 m2 logistics facility to be built on the newly acquired site. This facility will become Dagab’s new national fruit and vegetable warehouse and is scheduled to be ready for occupation in the final quarter of 2022. The facility will be the second developed by Logicenters for Dagab. The first is a more than 100,000 m2 logistics facility in Bålsta which is now under development.
The new facility is located at Örja 1:23. The area is a well-established logistics hub in southern Sweden, in close proximity to the E6 and E20 motorways. This will be Logicenters’ third investment in Landskrona in just a short period of time. The company’s other tenants here include Sunclass Airlines ApS, Nagel-Group and NA-KD. Including the development of Dagab’s new warehouse, Logicenters will own almost 85,000 m2 of logistics space in Landskrona.
“Logistics is and will continue to be an important piece of the puzzle in tomorrow’s society. So, as a logistics developer, we always want to offer our tenants modern and sustainable logistics facilities in the best and most strategic locations. That is why I’m delighted to once again be working with both Dagab and the city of Landskrona, two parties with whom we already have very good relations”, says Matthias Kettelhoit, Head of Logicenters.
In line with Logicenters’ ambitious sustainability strategy, the development of the facility will focus on sustainability. As well as the option of installing solar panels on the roof, the property will also be environmentally certified in accordance with BREEAM Very Good.
“I would like to thank Logicenters for excellent cooperation once again. The continuing construction of our new logistics centre in Bålsta has been a fantastic collaboration, and this has been a contributing factor in our decision to work with Logicenters once again. Our investment in Landskrona is another step in Dagab’s long-term strategy to develop the complete flow of goods within the Axfood Group”, says Nicholas Pettersson, CEO of Dagab.
“We welcome Dagab and its employees to Landskrona. Almost 3,000 new jobs have been created in Landskrona since 2010. Dagab will become a major and important employer in Landskrona, a positive factor for both the city and the people of Landskrona, and will contribute to increased employment“, says Torkild Strandberg (L), mayor of the city of Landskrona.
Logistics property company Logicenters is expanding its presence at Vestby logistics park through both acquisitions and new developments. Over the next few years, Logicenters expects to increase its property holdings to more than 140,000 m2 in the area, which will become an important logistics hub in Norway. The company has also recently signed agreements with several tenants at the park.
Logicenters is significantly expanding its presence at Vestby logistics park in the Oslo region. In the last year the company has acquired two sites, 100,000 m2 at Toveien 21 and 27,500 m2 at Stormåsan 42. A total of 87,500 m2 of property is currently under development in the mentioned sites. In addition, Logicenters is also in the final stages of developing a 12,000 m2 facility at Torvuttaket 22.
Logicenters’ tenants in Vestby include Prime Cargo, Barnas Hus and HeltHjem Nethandel AS. The latter is one of Norway’s fastest growing companies within packaging and online trade distribution and will lease part of Logicenters’ property at Torvuttaket 26 from June 2021. A lease has also been signed with an international freight company at Toveien 21.
“We are very confident that Vestby will become an even more important hub for imports, exports and e-commerce in Norway in the future. The area’s close proximity to the E6 motorway and its transport links as well as ports in Moss and Gothenburg are just some of the reasons why more and more companies will choose to establish a base here. And with HeltHjem Nethandel soon moving in, we also believe that there will be opportunities for increased synergies with other e-commerce companies who choose Vestby”, says Ruben Krantz, Commercial Manager at Logicenters.
As one of the industry’s leading developers and the owner of modern logistics properties, Logicenters has great ambitions to bring about a sustainable transformation of the industry. As well as the option of installing solar panels on the roof, Logicenters has also decided to environmentally certify the new facilities in Vestby in accordance with BREEAM Very Good.
“We are striving to be a leader in the industry when it comes to the environment and sustainability. In collaboration with NREP, we continuously review the opportunities for working towards more sustainable construction while future-proofing our properties with renewable energy. It is also gratifying to see that our tenants share our sustainability ambitions”, says Matthias Kettelhoit, Head of Logicenters.
Logicenters is also currently in talks with several companies regarding the leasing of the remaining logistics spaces currently under development.
Blandt andet vil det bæredygtige byggeri have mulighed for at installere solceller på taget, fortæller Mattias Kettelhoit, Head of Logicenters.
Scandinavia’s leading company within flow technology, GPA Flowsystem AS, has moved into Logicenters’ property in Langhus, just outside Oslo. The lease agreement is for a 5,350 m2 section of the logistics property company’s facility.
The leading specialist in flow technology, GPA Flowsystem AS, has now become a new tenant at Logicenters’ property in Langhus, just south of Oslo. GPA now has an area of 5,350 m2 at its disposal. The property has a generic design and is equipped with all the necessary specifications for modern logistics operations. In addition to all the necessary indoor specifications, the property also has spacious outdoor areas which promote efficient traffic management and outdoor storage.
“We are very happy that GPA Flowsystem AS has now moved into our facility in Langhus. It is an exciting company that we are convinced will thrive. They are moving into a property well suited to modern logistics operations and also situated in an optimal location for logistics in the heart of Oslo’s southern logistics corridor. We would like to wish them a warm welcome,” says Matthias Kettelhoit, Head of Logicenters.
In terms of geography, Langhus is optimally located for logistics operations and is considered to be the most attractive logistics area in southern Oslo. From the property there is easy access to the E6 motorway with excellent links to Oslo, Sweden and further south to Denmark and the rest of northern Europe.
“It is great to have moved into our new warehouse in Langhus. In addition to the property fitting our business well, we are delighted by its geographical location, offering strategically good links to Oslo and the rest of the Nordic region. We would also like to take this opportunity to thank Logicenters for an excellent collaboration,” says Per-Ivar Søfteland, CEO of GPA Flowsystem AS.
Logicenters is to develop a 72,000 m2 logistics facility for Dahl Sverige AB in Bålsta, just north of Stockholm, with the two parties having already signed a lease agreement. The property will become Dahl’s new central warehouse and is scheduled for completion at the end of 2022. Logicenters has also acquired Dahl’s current 45,000 m2 logistics facility located in Kallhäll, between Bålsta and Stockholm.
Logicenters is ending the year with a major double deal while continuing to consolidate its presence in the Stockholm region. In Bålsta, Håbo municipality, Logicenters will develop a 72,000 m2 logistics facility for HVAC wholesaler Dahl Sverige AB. Logicenters will be responsible for the construction of the state-of-the-art, highly automated central warehouse – which is to be developed in close consultation with Dahl to ensure that all the company’s logistical needs are met.
“We are delighted to have been entrusted with the development of Dahl’s new logistics facility. We have worked with Dahl for many years and taking the collaboration to the next level feels completely natural. The fact that the new central warehouse is also one of the year’s largest logistics deals in Sweden is of course also a great record. It is a joy to establish a base in a municipality such as Håbo which really understands the value of modern logistics and I would like to thank the municipality for its excellent collaboration yet again”, says Matthias Kettelhoit, Head of Logicenters.
Logicenters has also acquired Dahl’s current 45,000 m2 logistics facility located in Kallhäll, in the neighbouring municipality of Järfälla. It will take control during the first quarter of 2021, with Logicenters having an opportunity to expand the facility by up to 12,000 m2 in addition to the existing warehouse space. Dahl will continue to operate from the property until the new central warehouse in Bålsta has been completed.
“We are extremely pleased to be working with Logicenters again. It is rewarding to work with a company which shares our view on the development of the logistics facilities of tomorrow and we look forward to moving into our new state-of-the-art central warehouse”, says Göran Dahlin, CEO of Dahl Sverige AB.
In line with Logicenters’ high sustainability goals, the new property in Bålsta will have the environmental certification BREEAM Very Good. There will also be an option to install solar cells on the property’s roof. The existing warehouse in Kallhäll will undergo a sustainability inspection when Logicenters takes control.
“It is very gratifying that Logicenters has once again chosen to establish itself in our municipality and we also look forward to welcoming Dahl to Håbo. We are convinced that Håbo’s strategic location in the region will benefit their operations”, says Mattias Jonsgården, head of local government at Håbo municipality.
“Companies and enterprise create jobs and are a priority issue in the municipality. We are therefore pleased with the new establishment in Håbo and take a positive view of the high sustainability goals and the property’s intended environmental certification”, says Liselotte Grahn Elg, mayor of Håbo municipality.
NREP Logicenters continues to strengthen its position in the Oslo region with a record-breaking acquisition of one of the Nordic region’s most sophisticated distribution centers. The acquired property is a 27-metre high-quality property measuring 84,800 m2 let to the grocery retailer Coop.
The logistics property company Logicenters continues to establish and consolidate their presence in strategic logistics hubs in Norway. Right beside Oslo Airport, Logicenters has acquired a first-class 84,800 m2 logistics facility from Møller Eiendom and Stokke Industri. Norway’s second largest grocery chain, Coop, is the long-term tenant of the property. There is an opportunity to expand the facility further, and Logicenters is looking forward to explore development of the property together with Coop.
“I am very proud to announce the off-market acquisition of this first-class logistics facility at one of Norway’s most attractive logistics hubs. It is in line with our long-term strategy to acquire properties of this particular quality. It is not a coincidence that the two largest logistics facilities in our property portfolio, this one and one in Bålsta, will be used by companies in the grocery segment. This is an industry which is less affected by market cycles than other industries as there will always be a demand for food,” says Matthias Kettelhoit, Head of Logicenters.
The property is fully automated and has refrigerated, freezer and temperate warehouse sections, enabling the tenant to handle large volumes of goods. In line with Logicenters’ sustainability and energy efficiency strategy, there is an opportunity to install solar panels on the property, both on the roof and on the facades.
“As one of the Nordic region’s leading real estate investors, we are always striving to intensify our presence at strategic locations around the region – and this is exactly what we have done here. This acquisition is the single largest investment we have made in logistics and it is also the latest addition in our ambition to further expand NREP’s presence in Norway. We would like to thank Møller Eiendom and Stokke Industri for their excellent collaboration. We look forward to continuing our partnership with Coop at this property,” says Jens Petter Hagen, Partner at NREP Norway.
CBRE has acted as commercial advisor for NREP Logicenters in this transaction, while Wikborg Rein has acted as legal advisor.
The partnership between Møller Eiendom and Stokke Industri has owned and developed the property since it was finalized in 2015. The investment was done with a five-year perspective.
“We are very pleased to have reached an agreement with NREP. Their focus on development of modern logistics properties and long-term ownership is a good match for both the property and the tenant,”, says Thomas Sletten, Chief Investment Officer at Møller Eiendom.
Pangea Property Partners has been exclusive sell-side advisor for Møller and Stokke. The law firm Thommessen has also advised the sellers in the transaction.
Logicenters continues to strengthen its position in southern Sweden with the acquisition of a logistics facility in Landskrona in Skåne. The logistics property company has acquired e-commerce company NA-KD’s new 23,000 m2 logistics warehouse. The e-commerce company will continue to operate from the property.
Logicenters is continuing to establish and consolidate its presence at strategic logistics hubs. It has now acquired NA-KD’s 23,000 m2 logistics facility in Kronan Logistics Park, Landskrona. The e-commerce company, which recently moved into the property, will continue to operate from the site. It will also be possible to expand the facility by up to 9,000 m2 in addition to the space currently leased by NA-KD.
“We are very happy about this new collaboration with a growing e-retailer. Logicenters is flourishing and we are more than ready to help NA-KD optimise its logistics management and e-commerce by acquiring this property. Kronan Logistics Park has an unbeatable location for logistics, close to both Malmö and the rest of the Öresund region. We are looking forward to working with NA-KD and it will be exciting to follow its development in a rapidly growing e-commerce sector,” says Matthias Kettelhoit, Head of Logicenters.
The acquisition of NA-KD’s logistics facility has enabled Logicenters to double its presence in Kronan Logistics Park to a total of almost 50,000 m2 of logistics space. Earlier this year, a 24,000 m2 facility was completed in the park, which is also included in the logistics property company’s property portfolio.
“We are delighted to link up with a leading logistics real estate player that is familiar with our needs. Logicenters is professional, flexible and easy to work with and we are looking forward to it taking over the management of our property. This will enable us to continue focusing on the streamlining of our internal processes and taking our business to the next level,” says Oscar von Konow, COO at NA-KD.
The groundbreaking ceremony for the property being developed by Logicenters in Kurikantie, Pirkkala took place on 23 October. The modern 4600 m² sorting facility will be leased to PostNord Oy, with which the logistics property company signed a lease earlier this year. Logicenters is also planning to develop an additional 7000 m2 warehouse onsite.
This summer, Logicenters announced that they had signed a lease with PostNord Oy in Pirkkala, Finland. The agreement involved the construction of a 4600 m² sorting facility which is to be ready for occupancy in the early summer of 2021. And now the groundbreaking ceremony for the new property has taken place. In addition to the sorting facility’s modern specifications, it will also be heated using geothermal energy, with the electricity being provided by solar power.
“We are very proud that development of the sorting facility for PostNord Oy is now under way. The building will be equipped with specifications which meet all of PostNord Oy’s needs. Logicenters is at the forefront when it comes to developing properties with a high environmental performance, as will be clearly demonstrated by this facility,” says Jarkko Äikää, Commercial Director Logicenters Finland.
The facility will also be prepared for further development with a 2000 m² extension. Logicenters will also develop a 7000 m² detached warehouse onsite.
“It is gratifying that the groundbreaking ceremony for our new sorting facility has now taken place. The facility will form part of our investment in delivering more quickly and responsibly throughout Finland. We can’t wait to move into the finished facility as this will strengthen our competitiveness and flexibility,” says Jani Ståhlhammar, COO at PostNord Oy in Finland.
Present at the groundbreaking ceremony were Marko Määttä (Logicenters), Ville Hilmola (PostNord), Jaakko Hermikoski (PostNord), Jani Ståhlhammar (PostNord) and Jarkko Äikää (Logicenters).
