Logicenters has signed an agreement to acquire a logistics facility in Götene, located alongside the E20 just outside Lidköping. The facility has a total leasable area of 23,040 m2 with baby food manufacturer Semper as the tenant.
The property, Götene 3:54, is located adjacent to the E20 motorway and is an attractive property for modern logistics operations with good access to Göteborg, the Mälaren region and Stockholm. Logicenters has announced its acquisition of the 23,040 m2 facility from CH Square, a joint venture between JBCC and Hökerum Fastigheter.
The property also has potential for expansion with an additional 4,680 m2 of warehouse space.
“Logicenters is delighted to announce its acquisition of Götene 3:54, a move intended to strengthen our presence around Lake Vänern and the entire Mälaren region. We have extensive experience in investing in ideal locations for efficient logistics operations, something which is very relevant to this deal. The technological and property-specific features of the building also match up with our sustainability requirements; this was critical to the investment decision,” says Matthias Kettelhoit, CEO at Logicenters.
Acquired on 7 February, the property’s tenant is Semper, a leading Nordic company in the production of baby food, gluten-free and infant formula. Semper also has a strong presence in the area with one of its production facilities located a stone’s throw away from the logistics property.
After a long period of collaboration, both Menigo Foodservice AB in Strängnäs and Dustin AB i Rosersberg have reconfirmed their trust in Logicenters as a landlord. New leases have been signed for periods of seven and ten years, respectively. During 2020, Logicenters will further develop the properties to meet the tenants’ needs.
After several years of cooperation, Menigo Foodservice AB and Dustin AB have chosen to renew their leases with Logicenters. Menigo has signed a seven-year lease with Logicenters and will remain as a tenant in the Bussen 5 property in Strängnäs – a modern logistics facility. The property is located between Södertälje and Eskilstuna, which is an excellent logistics location in close proximity to Stockholm and the Mälaren region. The modern building has an area of 27,500 m² and has been adapted to handle refrigerated, frozen and dry goods.
Dustin continues to lease the property at Metallvägen 36 in Rosersberg, which is also located in one of the best logistics locations in Sweden alongside the E4 motorway and close to Stockholm, the Mälaren region and Arlanda Airport. Dustin has signed a ten-year lease with Logicenters and it will also invest in automation during the coming lease period. The logistics facility which Dustin will continue to lease meets all the criteria for a modern logistics operation. The leased area amounts to 22,500 m².
“It is very pleasing that our tenants are so happy with us that they are choosing to enter into long-term contracts. The fact that Menigo and Dustin are extending their contracts for seven and ten years respectively is confirmation to us that our properties are attractive and can support their growth journeys. At Logicenters, it is always our aim to offer high quality and flexible properties in locations which are strategically suitable for logistics and we look forward to continued good cooperation with our tenants,” says Jonas Kennerhed, Asset Manager at Logicenters.
The Menigo contract expires on 1 January 2021 and adaptations and improvements to the property will be carried out during 2020. The adaptations to the Rosersberg property will begin immediately and will be completed in 2020.
Logicenters is continuing to strengthen its portfolio in the Finnish market. In Kerava, just outside Helsinki, Logicenters is currently developing a logistics facility with a total area of 18,300 m2. A ten-year lease has been signed with tenant Dachser to lease an area of around 4600 m2. The property is scheduled for completion in 2020.
A leading developer, owner and manager of logistics facilities in the Nordic region, Logicenters is currently developing a property in Kerava, Finland. The 18,300 m2 property is located in the Kerca logistics zone, just outside Helsinki, and is scheduled for completion in the 3rd quarter of 2020. Construction company Lehto Tilat Oy is responsible for construction of the property. A ten-year lease has been signed with logistics company Dachser regarding a 4600 m2 area comprising a 4000 m2 cross-docking area and 600 m2 of offices.
Logicenters’ new facility is located in a strategically important area in the Helsinki region, in close proximity to the international airport and the E75 motorway. Its proximity to the Savio railway station also provides excellent options for commuting to Helsinki. In line with Logicenters’ ambition to improve energy efficiency at its properties, this logistics facility will be equipped with solar cells on the roof and will utilise geothermal heat.
“We are delighted that the development in Kerava has begun. The area is attractive due to its strategic location, excellent communications and competitive leasing levels. Consequently, it is gratifying that the municipality is investing in logistics. We have previously enjoyed a very good relationship with Dachser, which makes it very pleasing to be entering into this development with the company,” says Jarkko Äikää, Commercial Director at Logicenters in Finland.
“The modern terminal in Kerava, as well as proximity of the Vuosaari harbor and the main railway, provides an excellent logistical site for Dachser now and in the future. Furthermore, we are able to provide a multitude of services for Finnish export and import companies in the domestic market. The flexible collaboration with Logicenters and the City of Kerava enables us to continue our growth story, which began for our road transport business in 2014 in Finland,” says Tuomas Leimio, Managing Director, European Logistics Finland, DACHSER Finland Oy.
”In Kerava’s strategy, the City is strongly committed to helping businesses grow and thrive in the area. Logistics is one of the key industries in our modern economic environment. The new logistics facility will expand the Kerca logistics zone and will increase the attractiveness of Kerava for businesses as a whole. The facility will also create dozens of new jobs, which is absolutely fantastic,” says Kirsi Rontu, the Mayor of Kerava.
The new logistics facility has around 13,000 m2 still available for leasing by future tenants wishing to establish themselves in one of the best logistics zones in the Helsinki Metropolitan area. The facility has already raised interest among several industry organizations.
The property is located adjacent to the main highway in Hämeenlinna, a logistics hub strategically located about half way between Helsinki and Tampere, reaching all the main centers in southern Finland in less than two hours.”This investment has the defensive risk/reward balance that we look for and is fully in line with NREP’s strategy to acquire efficient generic logistics buildings with low re-letting risk located in prime well-established logistics hubs or corridors, says Jani Nokkanen, partner at NREP.
“This investment re-enforces NREP’s position as the largest owner of modern logistics space in the Nordics with a portfolio of over 550.000 sqm. Leveraging NREP’s existing platform and tenant relationships, the Nordic Strategies Fund will continue to actively invest in this undersupplied segment of the Nordic market”, says Rickard S. Dahlberg, CIO at NREP.
NREP Nordic Strategies Fund is a strategy-driven value-add fund that, in addition to modern prime logistics assets, also invests in necessity anchored retail and residential real estate in large, established growing Nordic cities, replicating the strategies of prior NREP funds. The fund recently had a first closing of €148 million.
”With this transaction, the NREP Nordic Strategies Fund has had an excellent start and secured transactions for more than €110 million within one month of its first closing”, says Mikkel Bülow-Lehnsby, CEO at NREP.
The building is the first to be constructed in the extended logistics area västra Viared along the highway in the direction of Gothenburg and will meet all aspects of a top modern logistic property. The building will contain a warehouse and office areas and will be designed according to the requirements of GreenBuilding.
“At NREP we are delighted to announce that Aditro Logistics AB has chosen to expand their operation in Viared with us. Hence, we managed to meet Aditro Logistics in an agreement which both parties are pleased with,” says Rickard S. Dahlberg.
“Aditro Logistics is in a very exciting and expansive phase during which we for some time have worked towards establishing a new logistics center in western Sweden where we can continue to grow with new and existing clients.
