Logicenters project named finalist for MIPIM Awards 2026

A landmark logistics development by Logicenters, GARBE Industrial Real Estate and Urban Partners at the Port of Straubing-Sand in Germany has been named a finalist for the MIPIM Awards 2026 in the category Best Industrial & Logistics Project.

The project – set to become Europe’s largest timber-built logistics facility – is one of four finalists in the category. The winners will be announced on 12 March 2026 during the MIPIM Awards ceremony at MIPIM in Cannes, France.

Designed with sustainability at its core, the project sets a new benchmark for low-carbon logistics developments. The building’s structural timber and façade materials are sourced from sustainably managed forests in Austria and Bavaria. The project also incorporates circular construction principles, with demountable structures that allow the building to be dismantled and potentially rebuilt elsewhere in the future.

Additional sustainability features include a green roof, photovoltaic installation and energy-efficient LED lighting. Heating will be provided by a climate-friendly air-to-air heat pump, enabling the building to operate without fossil fuels.

The development is targeting DGNB Gold certification from the German Sustainable Building Council.

Being named a finalist for the MIPIM Awards highlights the project’s ambition to combine large-scale logistics functionality with innovative and sustainable construction.

Logicenters and evolutiq to redevelop brownfield site into logistics hub in Cologne-Ossendorf

Cologne-based company evolutiq GmbH is developing a modern multi-user logistics property with approximately 24,000 sqm of gross floor area in Cologne on behalf of Logicenters for its Nordic Strategy Fund NSF V.

The project is based on a site of around 37,900 sqm located near evolutiq’s corporate headquarters and currently leased to various tenants. The planned brownfield redevelopment sends a strong signal for sustainable land revitalization and the strengthening of Cologne as a key business location.

Following the expiry of the existing lease agreements, the site is to be repurposed. The aim is to realize a modern logistics facility that meets the growing demands of efficient supply chains while also fulfilling high standards of sustainability and flexibility.

The property is designed as a multi-user concept and can be subdivided into up to four units. This configuration allows for flexible use by both larger single-tenant occupiers and multi-tenant solutions, addressing the needs of a broad range of logistics and commercial users.

Sustainability at the core

The project will be certified in accordance with the DGNB Gold Standard and follows a comprehensive sustainability strategy. Planned features include the use of heat pump technology, photovoltaic systems and a partially green roof, contributing both to the ecological enhancement of the site and to the improvement of the local microclimate.

The project also highlights the joint commitment of evolutiq and Logicenters to sustainable, future-oriented commercial real estate.

Urban Partners and HIH Invest acquire logistics development near Hanover in joint venture

The majority of the project is being financed with funds from Urban Partners’ NSF V Fund, currently the largest value-add real estate fund in Europe. Spanning a total of approximately 15,000 square meters of rental space, and fully pre-let, this marks the third transaction by the joint venture focusing on German logistics real estate.

Urban Partners, through its Strategies Fund V, and HIH Invest Real Estate (HIH Invest) have acquired a logistics project in Garbsen, Lower Saxony, as part of an existing joint venture. The purchase in Garbsen is already the third joint project between the two companies. The joint venture focuses on acquiring capital for sustainable logistics properties in Germany that are ready for development.

Construction of the logistics hall on the approximately 25,000 square meter site in Garbsen will begin in the first quarter of 2026. The property is expected to be completed and ready for occupancy at the end of 2026. The entire property has already been leased on a long-term basis.

This transaction is Urban Partners’ tenth investment in the logistics sector in Germany. The company currently manages over 210,000 square meters of logistics projects in Germany. The purchase in Garb-sen follows the joint acquisition of a logistics project in Herten in the spring and one in Bensheim in southern Hesse in the summer of 2025.

The logistics project is located in an established commercial and industrial area in Garbsen. Direct access to the B6 federal highway provides quick connections to the A2 and A352 motorways, which link up with the A7. Hanover Airport can be reached in just under 20 minutes, and the Hanover-Lehrte freight transport center in around 30 minutes.

Garbe Industrial and Logicenters celebrate topping-out ceremony in Leipheim

Just a few months after construction began, Garbe Industrial and its joint venture partner Logicenters, Urban Partner’s development and management platform for logistics properties, are celebrating the topping-out ceremony for a new multifunctional light industrial property covering around 11,600 square metres in the Swabian town of Leipheim (Günzburg district), approximately 30 kilometres north-east of Ulm. The investment volume amounts to around 17 million euros.

The new construction project is being built on a 20,000-square-metre site. It is part of the former Leipheim airfield, which, after its military use, was integrated into the 112-hectare inter-municipal “Areal Pro” industrial park.

“The revitalisation of brownfields not only offers great potential for future-oriented project developments,” emphasises Adrian Zellner, Member of the Garbe Industrial Executive Board. “Making sealed areas usable again and upgrading them in line with modern sustainability standards also supports the government’s objective of limiting land consumption in Germany over the long term.”

Thanks to the rapid granting of the building permit, construction of the property commenced as planned in the second quarter of 2025. Before construction began, the necessary demolition work had already been carried out during the first quarter – this included the removal of old foundations and buildings and the disposal of the demolition material in accordance with regulations.

The new building comprises around 10,400 square metres of hall space and 1,200 square metres of office, social and other ancillary space on intermediate levels. The facilities include ten dock levellers, a sectional door at ground level, forty parking spaces for cars and two for trucks.

The modern property is scheduled for completion at the beginning of the second quarter of 2026, which is earlier than originally planned. Goldbeck, a company specialising in the construction of light industrial properties, is the general contractor for the project.

Adrian Zellner: “I am confident that we will be able to lease the new space quickly. We are currently in talks with two prospective tenants.”

In addition to efficient implementation, the two joint venture partners have placed great emphasis on sustainability and developed the property in accordance with current ESG standards. The roof surfaces provide space for a photovoltaic system with a capacity of up to one megawatt peak, ensuring the supply of renewable energy. The building will be heated using climate-friendly air source heat pumps, entirely independent of fossil fuels. Certification in accordance with the Gold Standard of the German Sustainable Building Council (DGNB) is being sought for the new building.

Another advantage of the site is its convenient location: the A8 motorway is only around three kilometres away and connects Leipheim with the economic regions of Ulm, Stuttgart, Augsburg and Munich. The Ulm/Elchingen motorway junction also provides direct access to the A7, one of the most important north-south axes in Germany.

New recruitment in Germany: Nrep Logicenters recruits Henning Kirchenkamp

Logicenters has announced the appointment of Henning Kirchenkamp as its new Business Development Manager in Germany. He most recently held the same position at Goodman Germany. In his new role, Henning will lead Logicenters’ land and deal sourcing activities in the German market, where the company aims to develop sustainable, tenant-focused logistics facilities in key hubs.

As Logicenters continues to expand its operations in Germany, Henning will be responsible for identifying and sourcing logistics opportunities. He is a highly regarded real estate expert with more than 18 years of experience in the acquisition, transactions, development, and marketing of commercial properties. His previous roles include positions at GEDO and Kaufland, where he oversaw and executed numerous real estate transactions and developments.

HIH Invest Real Estate (HIH Invest), in partnership with Logicenters, Nrep’s development & management platform for logistics properties has acquired a logistics development project in Bensheim, Germany through its Nordic Strategies Fund V (NSF V).

The project is located on a 40,000-square-metre site in the Rhine-Neckar region. It will deliver 22,861 square meters of gross lettable space – out of which 18,995 square meters is logistics space. Construction is set to begin in the first quarter of 2026, with completion and handover expected by early 2027. The development is already fully pre-let on a long-term lease.

The project development in Bensheim perfectly aligns with our investment strategy on account of the pre-letting in place, combined with an energy-efficient, taxonomy-compliant building concept. Targeting high quality, sustainable logistics properties in key German locations is a significant part of the joint venture strategy, which the Bensheim site strengthens. Nrep Logicenters and HIH Invest acquire logistics development site in Herten

Urban Partners, the leading Nordic urban developer and investor, has acquired a 37,000 sqm logistics development site in Herten, Germany, with joint venture partner HIH Invest Real Estate (HIH Invest), the Hamburg-based investment manager for real estate and infrastructure.

The investment was made by Urban Partners’ real estate investment strategy Nrep via its logistics development and management business Logicenters. Nrep’s investment is being made via its Nordic Strategies Fund V (NSF V).

The logistics hub is already nearly 50% pre-let and construction is due to commence in Q2 2025, with delivery scheduled for Q3 2026. Once complete, the former brownfield site with comprise a total of 36,821 square metres of rental space, including 33,416 sqm of logistics facilities alongside 1,153 sqm of offices and 2,252 sqm of mezzanine space. The facility will also provide 170 car parking spaces and five lorry bays. HIH Invest will act as asset manager for the property once operational.

Going forward, the joint venture intends to grow a portfolio with a focus on providing capital for ready-to-develop, part-pre-let and sustainable logistics properties in prime locations across Germany. By combining Logicenters’ expertise in the development of modern, sustainable and flexible distribution centres with HIH Invest’s local market knowledge, the JV will address the widening funding gap in the sector and capitalise on the growing demand for modern, energy-efficient logistics properties that meet the highest industry standards.

Logicenters and evolutiq secure strategic commercial property in the Stuttgart metropolitan region

Nrep, with its logistics platform Logicenters and joint venture partner evolutiq are continuing their successful course and have signed the acquisition of Kornwestheim, another promising property in the Stuttgart metropolitan region for the development of a modern, multifunctional commercial property. Closing of the transaction will take place in 2025.

The new 15,000 m² logistics hub will consist of 13,000 m² of flexible production and storage space, alongside offices and communal areas. The building will be developed in accordance with best-in-class ESG criteria and is targeting DGNB Gold certification. Sustainable features will include photovoltaics, efficient heat pumps and green roofs and facades.

The site will become part of the JV’s existing portfolio of 4 sites and is due for completion by early 2027.

Logicenters and evolutiq receive building permit for modern logistics facility in Meckenheim

Nrep’s Logicenters and evolutiq GmbH have received the building permit for the development of a modern logistics facility in Meckenheim.

The multifunctional property is being developed by a joint venture between Logicenters, Nrep’s development and management platform for logistics properties, and a German family office. The property sets high standards with its targeted DGNB Gold certification, incorporating sustainable energy solutions such as a rooftop photovoltaic system and a heat pump. Project development is being managed by Cologne-based investment and asset management company evolutiq GmbH.

The property will be located at Heidestraße 18, in the well-established Meckenheim industrial area. This site offers direct access to motorways leading to the Netherlands, Belgium, and southern Germany. The building permit covers a gross floor area of approximately 23,000 m², featuring two third-party usable units. One of these units has already been leased to PVS eCommerce-Services GmbH. Construction is scheduled to begin in Q1 2025, with completion planned by Q1 2026 at the latest.
