Logicenters and evolutiq secure strategic commercial property in the Stuttgart metropolitan region

Nrep, with its logistics platform Logicenters and joint venture partner evolutiq are continuing their successful course and have signed the acquisition of Kornwestheim, another promising property in the Stuttgart metropolitan region for the development of a modern, multifunctional commercial property. Closing of the transaction will take place in 2025.

The new 15,000 m² logistics hub will consist of 13,000 m² of flexible production and storage space, alongside offices and communal areas. The building will be developed in accordance with best-in-class ESG criteria and is targeting DGNB Gold certification. Sustainable features will include photovoltaics, efficient heat pumps and green roofs and facades.

The site will become part of the JV’s existing portfolio of 4 sites and is due for completion by early 2027.

Logicenters and evolutiq receive building permit for modern logistics facility in Meckenheim

Nrep’s Logicenters and evolutiq GmbH have received the building permit for the development of a modern logistics facility in Meckenheim.

The multifunctional property is being developed by a joint venture between Logicenters, Nrep’s development and management platform for logistics properties, and a German family office. The property sets high standards with its targeted DGNB Gold certification, incorporating sustainable energy solutions such as a rooftop photovoltaic system and a heat pump. Project development is being managed by Cologne-based investment and asset management company evolutiq GmbH.

The property will be located at Heidestraße 18, in the well-established Meckenheim industrial area. This site offers direct access to motorways leading to the Netherlands, Belgium, and southern Germany. The building permit covers a gross floor area of approximately 23,000 m², featuring two third-party usable units. One of these units has already been leased to PVS eCommerce-Services GmbH. Construction is scheduled to begin in Q1 2025, with completion planned by Q1 2026 at the latest.

Nrep’s Logicenters and evolutiq GmbH are pleased to announce the successful letting of state-of-the-art logistics and office space in Meckenheim to e-commerce fulfillment provider PVS eCommerce-Services GmbH.

The multifunctional property is being developed by a joint venture between Logicenters, Nrep’s development and management platform for logistics real estate, and a German family office. The project sets high standards in terms of efficiency and sustainability and is being realized by Cologne-based investment and asset management company evolutiq GmbH.

The flexible design of the commercial property provides ideal conditions for modern production, storage, and logistics solutions.

With a ceiling height of 12.2 meters, the building is ideal for modern racking solutions, features several loading ramps, and offers high-quality, barrier-free office spaces.

Garbe developing brownfield site near Ulm with Logicenters

Garbe Industrial Real Estate GmbH and its joint venture partner Logicenters, Nrep’s development and management platform for logistics properties, are continuing to drive forward the revitalisation and development of brownfield sites. In the Swabian town of Leipheim (Günzburg district in Bavaria), located around 30 kilometres northeast of Ulm, the two companies have acquired a 20,000 m² plot of land. A logistics centre with a total area of around 11,600 m² is to be built on this site. Construction is scheduled to begin in the second quarter of 2025, with an investment volume of around 17 million euros.

The property is part of a former airbase. Remnants of the former runway and individual buildings serve as reminders of its military use. After the end of the airport’s operation, the area was transformed into the 112-hectare intermunicipal industrial estate ‘Areal Pro’.

“We believe that the revitalization of brownfield sites has by far the greatest potential for future-oriented project developments. Especially in densely populated or unusual locations, this will be the only way for new and interesting projects”, says Adrian Zellner, Member of the Executive Board of Garbe Industrial Real Estate.

Old foundations and buildings have to be demolished before construction can begin. The demolition material will then be disposed of properly. The planned new building will have a hall area of around 10,400 m². In addition, there will be 1,200 m² for offices, social rooms and other usable space on intermediate levels. The property is to be equipped with ten dock levelers and a sectional door at ground level. Parking spaces for 40 cars and two trucks will be provided on the outdoor area. Completion is planned for the second quarter of 2026.

The property is being developed according to current ESG criteria. To generate renewable energy, the roof areas will have space for the installation of a photovoltaic system capable of producing up to one megawatt of peak output. The building will be heated without the use of fossil fuels, instead employing climate-friendly air heat pumps. The new building will also be equipped with an energy-efficient LED lighting system. The joint venture between Garbe Industrial Real Estate and Logicenters is aiming for the property to be certified in accordance with the Gold Standard of the German Sustainable Building Council (DGNB).

“Brownfields are the future because we are making sealed areas usable again and upgrading them in line with modern sustainability standards“, says Martin Ohly, General Manager of Logicenters Germany, a company of Nrep, one of the largest property investment managers in the Nordic countries.

The industrial estate where the new building is being constructed is close to the A 8 motorway, which connects the site with Ulm and Stuttgart to the west and with Augsburg and Munich to the east. The Leipheim junction is approximately three kilometres away and can be reached without driving through the town. The Ulm/Elchingen motorway junction, around eleven kilometres away, provides access to the A 7 motorway. At around 960 kilometres, it is not only the longest motorway in Germany but also one of the country’s most important north-south axes.

The property service provider CBRE acted as intermediary in the purchase of the site.

Logicenters and evolutiq complete logistics transaction in the Rhine-Main Metropolitan Region

Logicenters, Nrep’s development and management platform for logistics properties, and evolutiq, a Cologne-based investment and asset management company have successfully secured another plot for a logistics development in Hanau. The closing of the transaction was performed in June 2024 and expands the portfolio of the joint venture established in the third quarter 2023 between Nrep and a German family office.

A modern logistics property with approx. 13,500 m² of lettable space is projected on the approx. 22,300 m² site, reflecting the joint venture’s sustainability goals. The completion of the project development is scheduled in the second quarter 2026. The logistics property will be built at Donaustraße 15 and is therefore located in the Hanau-Nord industrial area with direct access to the highways A66 and A45.

Logicenters and evolutiq are using their extensive expertise as developers and asset managers in the joint venture to successfully implement the project.

Logicenters and GARBE start collaboration in Germany and begin their Joint Venture by realizing 27,000 sqm entirely from wood

Logicenters forms joint venture with GARBE Industrial Real Estate to build up a strongly ESG-focused logistics portfolio in Germany. As a first project, they are developing 27,000 sqm in Straubing entirely from wood.

Nrep Logicenters, an urban investor with €19 billion of assets under management, and the German logistics developer and investment manager GARBE Industrial Real Estate (€10b AUM, 6m sqm warehouse space) will jointly act as development and asset managers for the joint venture. The GARBE Industrial Real Estate team will be leading the project.

The joint venture partners focus on further strengthening their footprint in Germany by building up a sustainable logistic portfolio. With this collaboration, Logicenters and GARBE exemplify their ongoing efforts to provide state-of-the-art logistics solutions.

The first development of the joint venture is a greenfield development in Straubing (Bavaria). The aim is to build a modern and green logistics warehouse of approx. 24,400 sqm on a property of approx. 47,000 sqm. The facility is expected to be completed in Q3/2025. It will be located in Straubing Sand – Straubings harbor area – with direct highway connections to Munich, Regensburg, and Passau, as well as the Czech Republic.

The project in Straubing will be developed in line with the joint venture’s ambitious sustainability objectives and will be built entirely from wood, including the highest ESG standards.

Logicenters and evolutiq complete logistics transaction in Meckenheim for joint venture

Together with evolutiq, a Cologne-based investment and asset management company, Logicenters advised the acquisition of a plot of land for a logistics development in Meckenheim. The transaction was carried out for the joint venture established in Q3 2023 between Logicenters and a German family office. The closing of the transaction is planned for January 2024.

The aim is to construct a modern and environmentally friendly logistics property with approx. 23,000 m² of lettable space on a plot of land measuring approx. 40,000 m². The project is being developed in line with the joint venture’s ambitious sustainability goals. Completion of the property is scheduled for Q1 2026. The property will be located at Heidestrasse 18 in the centre of the established Meckenheim industrial area. There is a direct motorway connection to the Netherlands, Belgium and southern Germany.

“The town of Meckenheim welcomes the swift sale of the property as part of the Weck company’s insolvency proceedings,” explains Mayor Holger Jung. “This ensures that there will be a positive development here in the Kottenforst Industrial Park and that the valuable industrial space will be used appropriately again. The new property can be an opportunity for expanding Meckenheim companies, but also for new companies from outside, to rent modern production and logistics space, which we cannot offer in this form in the new Unternehmerpark Kottenforst industrial estate.”

The property originates from the insolvency of J. Weck GmbH u. Co. KG, which is being managed by the insolvency administrator Thilo Braun of the law firm Nehring, Braun und Sozien. On the seller’s side, Wintergerst Societät für Unternehmer-Beratung, BNP Paribas Real Estate and CMS Hasche Sigle supported the sales process. The joint venture was advised in particular by Dentons Europe under the leadership of Sabine Wieduwilt.

Logicenters and evolutiq will act as developer and asset manager for the joint venture partners. Prospective tenants are currently being sought for the property. BNP Paribas Real Estate Cologne is managing the letting process as lead broker, contact person is Fabian Kubicka.

Logicenters joins “Power of Logistics” sustainability initiative

Logicenters has officially joined the “Power of Logistics” sustainability initiative in Germany, spearheaded by the Bundesvereinigung Logistik (BVL). This move reflects Logicenters commitment to advancing sustainable practices in the logistics real estate industry.

The logistics sector has been undergoing an energy transition for a considerable period. Sustainable logistics real estate has evolved from a trend to a necessity, and ESG factors (environmental, social, governance) are increasingly significant for both developers and tenants, extending beyond ecological sustainability.

Logicenters has now joined the “Power of Logistics” sustainability initiative, which are dedicated to promoting the adoption of renewable energies and optimizing surplus capacity in logistics operations. It aims to showcase the potential of logistics real estate by utilizing extensive roof and façade areas for photovoltaic panels, accommodating wind turbines in large-scale business parks, and implementing combined heat and power plants, water heat pumps, and geothermal energy.

“By joining the ‘Power of Logistics’ initiative, we are actively contributing to the advancement of sustainable energy solutions within the logistics sector. Our properties have the potential to become key players in the transition towards a greener and more energy-efficient future”, says Martin Ohly, General Manager at Logicenters Germany.

The initiative highlights the vast untapped sustainable energy potential within logistics buildings. According to data from the BVL website, up to 2.5 terawatt hours of solar power could have been generated on the roof surfaces of new logistics buildings between 2012 and 2022, equivalent to the annual electricity requirements of around 800,000 households. This translates to an estimated annual reduction of 960,000 tons of CO2 emissions.

The long-term goal of the initiative is to establish logistics as a significant supplier of sustainable energy. The ESG/sustainability focus group, a part of BVL Logistics Group, addresses the opportunities and challenges that arise in the logistics real estate market through the use of renewable energies and optimized technical building equipment.

Logicenters and Oxenwood are developing a 25,000 m2 warehouse property near Dortmund

Logicenters continues to expand their activities and presence in Germany. Together with the real estate company Oxenwood Real Estate, they plan to build a 25,000 m² warehouse property near Dortmund, in the Ruhr area, Germany.

The logistic real estate operator Logicenters has, together with Oxenwood Real Estate, acquired 4.6 hectares on a short-term sale & lease back. Together, they have entered into a collaboration to develop a property of 25,000 m² near Dortmund. The development is to be carried out through a joint venture with Oxenwood.

“We have reviewed the opportunity to strengthen our presence in Germany and are extremely pleased that we can now do so through our new collaboration with Oxenwood. This is the beginning of a long-term partnership where Logicenters sees great potential to make more acquisitions together in the future“, says Matthias Kettelhoit, CEO at Logicenters.

The companies plan for the property to be completed in 2026. This is the parties’ first joint acquisition and the start of a long-term collaboration to develop a portfolio of modern warehouse properties across key German markets.

Logicenters develops 18 500 m² in Mannheim

Logicenters strengthens its presence in Germany through a joint venture with a German family office to build up a logistics portfolio in Germany. As a first project, they are developing 18,500 sqm in Mannheim.

The first development of the joint venture is a brownfield development in Mannheim. It aims to build a modern and green logistics warehouse of approx. 18,500 sqm on a property of approx. 28,000 sqm. The facility is expected to be completed in Q1 2025. It will be located on Friesenheimer Straße 2-4, which is close to Mannheim’s city centre, with connections to both Frankfurt and South Germany. Mannheim’s City Airport is less than 20 minutes away by car.

The project in Mannheim will be developed in line with the joint ventures ambitious sustainability objectives and is still awaiting a new tenant to be leasing the property.
