Logicenters forms joint venture with GARBE Industrial Real Estate to build up a strongly ESG-focused logistics portfolio in Germany. As a first project, they are developing 27,000 sqm in Straubing entirely from wood.
Nrep Logicenters, an urban investor with €19 billion of assets under management, and the German logistics developer and investment manager GARBE Industrial Real Estate (€10b AUM, 6m sqm warehouse space) will jointly act as development and asset managers for the joint venture. The GARBE Industrial Real Estate team will be leading the project.
The joint venture partners focus on further strengthening their footprint in Germany by building up a sustainable logistic portfolio. With this collaboration, Logicenters and GARBE exemplify their ongoing efforts to provide state-of-the-art logistics solutions.
The first development of the joint venture is a greenfield development in Straubing (Bavaria). The aim is to build a modern and green logistics warehouse of approx. 24,400 sqm on a property of approx. 47,000 sqm. The facility is expected to be completed in Q3/2025. It will be located in Straubing Sand – Straubings harbor area – with direct highway connections to Munich, Regensburg, and Passau, as well as the Czech Republic.
The project in Straubing will be developed in line with the joint venture’s ambitious sustainability objectives and will be built entirely from wood, including the highest ESG standards.
Together with evolutiq, a Cologne-based investment and asset management company, Logicenters advised the acquisition of a plot of land for a logistics development in Meckenheim. The transaction was carried out for the joint venture established in Q3 2023 between Logicenters and a German family office. The closing of the transaction is planned for January 2024.
The aim is to construct a modern and environmentally friendly logistics property with approx. 23,000 m² of lettable space on a plot of land measuring approx. 40,000 m². The project is being developed in line with the joint venture’s ambitious sustainability goals. Completion of the property is scheduled for Q1 2026. The property will be located at Heidestrasse 18 in the centre of the established Meckenheim industrial area. There is a direct motorway connection to the Netherlands, Belgium and southern Germany.
“The town of Meckenheim welcomes the swift sale of the property as part of the Weck company’s insolvency proceedings,” explains Mayor Holger Jung. “This ensures that there will be a positive development here in the Kottenforst Industrial Park and that the valuable industrial space will be used appropriately again. The new property can be an opportunity for expanding Meckenheim companies, but also for new companies from outside, to rent modern production and logistics space, which we cannot offer in this form in the new Unternehmerpark Kottenforst industrial estate.”
The property originates from the insolvency of J. Weck GmbH u. Co. KG, which is being managed by the insolvency administrator Thilo Braun of the law firm Nehring, Braun und Sozien. On the seller’s side, Wintergerst Societät für Unternehmer-Beratung, BNP Paribas Real Estate and CMS Hasche Sigle supported the sales process. The joint venture was advised in particular by Dentons Europe under the leadership of Sabine Wieduwilt.
Logicenters and evolutiq will act as developer and asset manager for the joint venture partners. Prospective tenants are currently being sought for the property. BNP Paribas Real Estate Cologne is managing the letting process as lead broker, contact person is Fabian Kubicka.
Logicenters has officially joined the “Power of Logistics” sustainability initiative in Germany, spearheaded by the Bundesvereinigung Logistik (BVL). This move reflects Logicenters commitment to advancing sustainable practices in the logistics real estate industry.
The logistics sector has been undergoing an energy transition for a considerable period. Sustainable logistics real estate has evolved from a trend to a necessity, and ESG factors (environmental, social, governance) are increasingly significant for both developers and tenants, extending beyond ecological sustainability.
Logicenters has now joined the “Power of Logistics” sustainability initiative, which are dedicated to promoting the adoption of renewable energies and optimizing surplus capacity in logistics operations. It aims to showcase the potential of logistics real estate by utilizing extensive roof and façade areas for photovoltaic panels, accommodating wind turbines in large-scale business parks, and implementing combined heat and power plants, water heat pumps, and geothermal energy.

The initiative highlights the vast untapped sustainable energy potential within logistics buildings. According to data from the BVL website, up to 2.5 terawatt hours of solar power could have been generated on the roof surfaces of new logistics buildings between 2012 and 2022, equivalent to the annual electricity requirements of around 800,000 households. This translates to an estimated annual reduction of 960,000 tons of CO2 emissions.
The long-term goal of the initiative is to establish logistics as a significant supplier of sustainable energy. The ESG/sustainability focus group, a part of BVL Logistics Group, addresses the opportunities and challenges that arise in the logistics real estate market through the use of renewable energies and optimized technical building equipment.
Logicenters continues to expand their activities and presence in Germany. Together with the real estate company Oxenwood Real Estate, they plan to build a 25,000 m2 warehouse property near Dortmund, in the Ruhr area, Germany.
The logistic real estate operator Logicenters has, together with Oxenwood Real Estate, acquired 4.6 hectares on a short-term sale & lease back. Together, they have entered into a collaboration to develop a property of 25,000 m2 near Dortmund. The development is to be carried out through a joint venture with Oxenwood.

The companies plan for the property to be completed in 2026. This is the parties’ first joint acquisition and the start of a long-term collaboration to develop a portfolio of modern warehouse properties across key German markets.

The first development of the joint venture is a brownfield development in Mannheim. It aims to build a modern and green logistics warehouse of approx. 18,500 sqm on a property of approx. 28,000 sqm. The facility is expected to be completed in Q1 2025. It will be located on Friesenheimer Straße 2-4, which is close to Mannheim’s city centre, with connections to both Frankfurt and South Germany. Mannheim’s City Airport is less than 20 minutes away by car.
The project in Mannheim will be developed in line with the joint ventures ambitious sustainability objectives and is still awaiting a new tenant to be leasing the property.
Logicenters has announced its recruitment of Martin Ohly as the new General Manager in Germany. He most recently held the position as Head of Amazon Logistics Real Estate Germany. Martin will lead and develop Logicenters expansion in the German market, where there are big plans to increase presence in the coming years.

Martin is an international real estate expert with over 16 years of experience in investments, transactions, capital markets, leasing, and corporate asset management for commercial properties. He has previously worked for leading global real estate organizations such as JLL, Bilfinger AG (Apleona), and METRO Properties, and has functioned as EU department Head, Senior Advisor, and subject-matter expert on a broad range of real estate projects.
