HIH Invest and Logicenters acquire logistics project development in Hamburg-Billbrook

HIH Invest and Logicenters have acquired a new development project in one of Germany’s leading logistics locations, with a convenient location near the city. The project will provide approximately 17,300 sqm of modern space and is targeting DGNB Gold certification. The development is being delivered through a forward-funding model with Peper & Söhne.

HIH Invest, in a joint venture with Urban Partners via its logistics development and management business Logicenters, has agreed to acquire a logistics development project in Hamburg-Billbrook. The speculative development is being built on a plot of approximately 24,000 sqm and comprises a total lettable area of around 17,300 sqm, of which approximately 15,500 sqm are logistics space and 1,320 sqm are office space. The space can be divided into up to two units. Completion is scheduled for the fourth quarter of 2027.

With the acquisition in Hamburg-Billbrook, we are securing a location in one of Germany’s top logistics areas with consistently high demand for space. The combination of an inner-city location and excellent transport connections creates stable conditions for leasing. Due to the site’s outstanding location, we are very optimistic about the project’s leasing prospects”, says Maximilian Tappert, Head of Transaction Management Logistics at HIH Invest.

The property is being developed using a forward funding model. Peper & Söhne GmbH is the project developer, and GOLDBECK Nord GmbH is the general contractor. The logistics property is designed as a sustainable new construction project and is aiming for DGNB Gold certification. Features include a photovoltaic system and a heat pump for fossil-free operation.

With this acquisition, we are already making our fourth investment within a year as part of our cooperation with Urban Partners. Further transactions are already in the pipeline, and we are continuously reviewing additional investment opportunities for the current year”, says Lars Bothe, Head of Value Add Investments at HIH Invest.

The Billbrook site is one of Germany’s leading commercial and logistics locations and occupies a top position within Hamburg. With its excellent connections to the A1, A7, and A24 motorways and its immediate proximity to the port, it offers optimal conditions for national and international goods flows. The excellent rail infrastructure and proximity to Hamburg Airport create ideal conditions for time-critical logistics, contract logistics, e-commerce, production, and light industrial operations.

The joint venture between HIH Invest and Urban Partners’ Logicenters focuses on providing capital for development-ready, sustainable logistics properties in Germany.

This acquisition is a milestone for Urban Partners in our endeavor to expand our presence in the logistics sector in Germany. We are delighted to continue our successful partnership with HIH Invest with our fourth logistics transaction”, says Wolfgang Ködel, Managing Director and Head of Germany at Urban Partners.

Ashurst conducted the legal due diligence. Drees & Sommer provided technical consulting. Robert C. Spies acted as the real estate agent and will lead the marketing of the spaces.
