Technology group leases new building in Leipheim

Property is part of a joint venture between Garbe Industrial and Logicenters/Urban Partners 

 

Garbe Industrial has fully let a multifunctional commercial property in Leipheim, Germany shortly before its completion. A well-known technology group has moved into the new building with a total area of approx. 11,900 square metres. The property is part of a joint venture between Garbe Industrial and Logicenters, the modern logistics specialist owned by Urban Partners.

For Logicenters, Leipheim exemplifies the type of state-of-the-art logistics facility the company aims to develop. Backed by leading investor Urban Partners, Logicenters focuses on creating modern, sustainable logistics assets in strategically important locations. “The focus is on well-located, functional space purpose built with the right specifications for today’s global tenants. Securing a tenant before completion confirms both the attractiveness of the asset and the continued relevance of this kind of product in the market,” says Wolfgang Ködel, Managing Director and Head of Real Estate Germany at Urban Partners. 

 

The new building was constructed on a so-called brownfield site, which used to be part of an airbase. After its military use, the former airfield was converted into the 112-hectare inter-municipal industrial estate known as “Areal Pro”. In autumn 2024, Garbe Industrial and Logicenters acquired the approximately 20,000 square metres of derelict land and began revitalising it. First, the old foundations and buildings as well as a 30-metre-high chimney had to be demolished and the rubble disposed of professionally, before Goldbeck, a company specialising in the construction of commercial properties, began the actual building work as general contractor in the second quarter of 2025. The two joint venture partners Garbe Industrial and Logicenters have invested around 17 million euros in the project. 

 

The lease agreement covers around 11,200 square metres of hall space as well as just under 700 square metres of offices and social area. Trucks can dock at ten loading bays and a ground-level sectional door for loading and unloading. There are parking spaces for 40 cars and two trucks in the outdoor area. As the property was developed in accordance with current ESG standards, the new building is aiming for certification in accordance with the Gold Standard of the German Sustainable Building Council (DGNB). 

 

Leipheim is located approx. 30 kilometres north-east of Ulm. The A8 motorway is only a few kilometres away. It connects the location with key economic hubs in southern Germany – to the west, for example, with Ulm and Stuttgart, and to the east with Augsburg and Munich. The Ulm/Elchingen motorway junction, around eleven kilometres away, provides access to the A7 motorway. At around 960 kilometres in total, it is not only the longest motorway in Germany, but also one of the country’s most important north-south axes. 

 

The property consultancy firm BNP Paribas Real Estate acted as an intermediary in the letting.
