  Logicenters utvider nå sin tilstedeværelse utenfor Norden med en første etablering i Polen. Som en ledende logistikk eiendomsaktør i Norden, vil Logicenters bringe sitt vellykkede konsept med sterkt fokus på langsiktighet, kvalitet, fleksibilitet og bærekraft til et av Europas største logistikkmarkeder.

  Logicenters fortsetter å vokse. Nå tar selskapet sitt vellykkede logistikkonsept til Europa med Polen som det første markedet utenfor Norden. Polen er det femte største logistikk eiendomsmarkedet i Europa og er også et av de raskest voksende markedene på kontinentet. I 2019 ble det utviklet til sammen 2,7 millioner m2 med logistikk i landet. Til sammenligning ble det i samme periode utviklet rundt 650 000 m2 logistikk i Sverige – som er det største markedet i Norden. Fra et geografisk perspektiv er Polen også godt egnet for god kommunikasjon rundt om i landet, opp til de nordiske landene og ut til resten av Europa.

  I et første trinn har Logicenters anskaffet det polske selskapet BIK SA og dets eksisterende portefølje, som inkluderer fire eiendommer med to potensielle utvidelser, samt en tomt – hvor det totale logistikkarealet anslås å utgjøre over 115.000 m2. Fasilitetene ligger i byene Wroclaw og Katowice i Sør-Polen. Med sin høye befolkningstetthet og store fabrikklynger er regionen et strategisk viktig sted å drive logistikk.

  “De siste årene har vi utviklet vår nordiske portefølje eksponentielt, og vår ambisjon er å fortsette å styrke vår tilstedeværelse her. Men vi ser også Polen som et naturlig skritt fremover i Logicenters utvikling. Dels fordi det polske logistikkmarkedet fortsatt er i sin spede begynnelse, der vi ser et enormt potensiale for å kunne bistå med morgendagens fasiliteter i landet, og dels fordi mange av våre eksisterende kunder allerede har virksomhet i Polen. Vi vil selvfølgelig fortsette å støtte dem ved å vokse i takt med virksomheten i både Norden og Polen, noe som er helt i tråd med hvordan vi driver vår virksomhet,“ sier Matthias Kettelhoit, administrerende direktør, Logicenters.

  Bærekraft i fokus

  Sammenlignet med mange andre deler av verden er det nordiske logistikkmarkedet i forkant når det gjelder bærekraftig logistikk. Derfor ser Logicenters at lanseringen til det europeiske kontinentet vil være et naturlig skritt for å ta med seg den nordiske bærekraftsagendaen. Og som vanlig vil anleggene oppfylle høye krav til bærekraft og energieffektivitet også i Polen.

  “Vi ønsker å kunne utvikle morgendagens eiendommer som holder høy kvalitet i mange år fremover. En stor del av det handler om å utvikle bærekraftige anlegg som ikke bare er bærekraftige og energieffektive, men også kostnadseffektive over tid. Allerede i dag opplever vi en høy etterspørsel etter mer bærekraftig logistikk, der mange av våre leietakere har et krav om at eiendommene de driver i holder en høy bærekraftsstandard. Og akkurat som vi har vært ledende i en mer bærekraftig overgang i den nordiske logistikkindustrien, må vi også sørge for at vi legger til rette for mer bærekraftig logistikk også i Polen. Noe vi er overbevist om vil være til nytte for både næringsliv og miljø,“ avslutter Matthias Kettelhoit, administrerende direktør, Logicenters.

  Logicenters, som er en del av NREP, utvider sin tilstedeværelse i Vestby Næringspark, gjennom tomtekjøp og nye utviklingsprosjekter. I løpet av de neste årene forventer Logicenters å øke eiendomsmassen i Vestby til 140.000 m². Selskapet har nylig signert avtaler med flere leietakere i næringsparken.

  Logicenters utvider sin tilstedeværelse betydelig i Vestby Næringspark, ca. 40 min syd for Oslo. Det siste året har Logicenters anskaffet to tomter, hvorav en på 100.000 m² i Toveien 21 og en på 27.500 m² på Stormåsan 42. Totalt er det planer om å ferdigstille 84.000 m² logistikkeiendom mellom 2021 og 2024. I tillegg er Logicenters i sluttfasen med å utvikle 12.000 m² i Torvuttaket 22.

  Logicenters leietakere i Vestby inkluderer Prime Cargo, Barnas Hus og HeltHjem Netthandel AS. Sistnevnte er et av Norges raskest voksende selskap innen pakke-  og netthandelsdistribusjon og vil leie en del av Logicenters eiendom på Torvuttaket 26 fra juni 2021.

  I Toveien 21 går Logicenters i gang med å utvikle ca 28.000 kvm, hvor ca halvparten av bygget allerede er leid ut til et internasjonalt transportfirma. Det er inntil videre konfidensielt hvem dette er av hensyn til leietaker.

  «Vi er sikre på at Vestby vil bli et enda viktigere knutepunkt for grossister, import-, eksport- og e-handelsselskaper i Norge i fremtiden. Næringsparken har en umiddelbar nærhet til E6, som også er grunnen til at flere og flere selskaper velger å etablere en base her. Årsaken er at mesteparten av varene som går inn og ut av Norge transporteres via E6 med tungtransport fra havnene i bl.a. Moss og Gøteborg. Man sparer altså betydelige transportkostnader samtidlig som det er god tilgang på arbeidskraft av god kvalitet. Når HeltHjem Netthandel snart flytter inn, tror vi også at det vil være muligheter for økte synergier med andre e-handelsbedrifter som velger Vestby. Covid-19 har også endret forbrukernes handlemønster til å handle mer på nett. Dette styrker logistikktrenden i markedet ytterligere», sier Ruben Krantz, Kommersiell leder i Logicenters.

  Logicenters som er Nordens største eier og utvikler av moderne logistikkeiendom har store ambisjoner om få til en bærekraftig transformasjon av byggebransjen. I tillegg til muligheten for å installere solcellepaneler på taket, har Logicenters også besluttet å miljøsertifisere alle de nye byggene i Vestby i samsvar med BREEAM Very Good. Innen noen år er ambisjonene å ha BREEAM Excellent som en minimumsstandard. Dette er noe leietakere også har mer fokus på enn tidligere.

  «Vi tilstreber å være ledende i bransjen når det gjelder miljø og bærekraft. I samarbeid med NREP vurderer vi kontinuerlig mulighetene for å jobbe mot mer bærekraftig utvikling, samtidig som vi tilrettelegger eiendommene våre for fremtiden med fornybar energi. Det er også gledelig å se at våre leietakere deler bærekraftsambisjonene våre», sier Matthias Kettelhoit, sjef for Logicenters i Europa.

  Logicenters er i dialog med flere større selskaper om leie de ledige arealene i Vestby. Totalt er det satt i gang utvikling av ca 15.000 m² på spekulasjon i 2021 og 2022.

  The groundbreaking ceremony has now taken place for Logicenters’ 16,000 m² facility in Køge, south of Copenhagen, Denmark. The property, which is being built on speculation, is being developed with a strong focus on sustainability and is scheduled for completion in early 2022.

  In 2020, Logicenters acquired a 160,000 m² lot of land at Skandinavisk Transport Center, a Danish logistics park in Køge, south of Copenhagen. The logistics property company is planning to develop facilities for a total of 68,000 m² at the park. The first phase has now been initiated with the development of a 16,000 m² logistics facility, which is being built on speculation and is scheduled for completion in spring 2022. In line with Logicenters’ ambitious sustainability goals, available options will include the installation of solar panels on the roof of the facility.

  “We are delighted that the groundbreaking ceremony has taken place for our new property at Skandinavisk Transport Center. Køge is an extremely good logistics location with close proximity to the international airport, important motorways and ports. We look forward to welcoming our future tenant to a state-of-the-art and sustainable logistics facility in an optimal location in the Öresund region”, says Matthias Kettelhoit, Head of Logicenters.

  Its proximity to Copenhagen and Malmö makes Køge a strategic hub for logistics and transport, especially as the E20, E55 and E47 motorways all pass through Køge. In addition, the port of Køge is only three kilometres away, giving easy access to excellent marine transport via the Baltic Sea.

  Logicenters is in the process of expanding one of its logistics facilities at the Brunna Logistics Park, north of Stockholm. The expansion involves an extension of 18,900 m², with the new section scheduled for completion in the first quarter of 2022.

  Logicenters is continuing to establish and consolidate its presence at strategic logistics hubs. The logistics property company is now ramping up development by expanding one of its facilities at Brunna Logistics Park, where it has had a presence since 2017. Logicenters’ tenants at the logistics park include Ingram, Zalando, Systembolaget, Bythjul.com and Autoglas. The expansion is taking place at one of Logicenters’ modern facilities in Brunna and involves an extension in area of approximately 18,900 m². The work is scheduled for completion by the spring of 2022.

  “We are delighted to once again be expanding our presence in Brunna. This area is ideal for logistics operations, which is why we are now expanding our presence in the park. Our flexible working model allows us to support existing and future tenants with varying needs, for example through these types of speculative expansions. In addition to this expansion, we are also planning to develop another property totalling 30,000 m² in the park soon”, says Matthias Kettelhoit, Head of Logicenters.

  Brunna Logistics Park is strategically located north of Stockholm and offers geographical advantages with a well-developed infrastructure of roads, railways and airports. This expansion is enabling Logicenters to further strengthen its presence in the area, and it will have close to 90,000 m² of logistics space upon completion.

  One of Sweden’s fastest growing health product companies has signed a lease with Logicenters to move into their upcoming state-of-the-art facility in Staffanstorp, Skåne. The parties have signed a seven-year lease for a 5,000 m² area in Logicenters’ future property. The entire facility is scheduled for completion in early 2022 and First Class Brands of Sweden is expected to move in later that year. The remainder of the property, measuring as much as 20,000 m², is currently being built on speculation.

  Logicenters’ modern property in Staffanstorp, just outside Malmö, will be ready for its tenants at the beginning of 2022. The property, with a total area of 25,000 m², has already secured its first prospective tenant, as Logicenters has now signed a lease agreement with the fast-growing health product company First Class Brands of Sweden. The lease is for an area of 5,000 m² and the company is expected to move into its new premises in August 2022.

  “We are delighted that First Class Brands of Sweden will be the first tenant in our upcoming modern property. It is great to be investing in Staffanstorp and First Class Brands of Sweden is an excellent example of a forward-looking company which has realised the value in the attractive location of the area,” says Matthias Kettelhoit, Head of Logicenters.

  The facility will be built on Västanvägen in Kronoslätts Logistics Park. With its proximity to Malmö and the Öresund region, the area’s geographical location is very attractive to many different types of companies. In the past, major companies such as Bring Frigo, Kuehne + Nagel and Microsoft have chosen to establish themselves in the logistics park. As First Class Brands of Sweden will move into one-fifth of the property, this means that the remaining approximately 20,000 m² will be available for additional tenants.

  Retail company and e-retailer Teknikmagasinet has announced that they will be moving into Logicenters facility in Eskilstuna Logistics Park. The long-term leasing agreement is for a 6,000 m² area of the logistics property company’s facility. At the same time, Logicenters will continue to develop the property to accommodate additional tenants.

  Teknikmagasinet, a Nordic consumer electronics and technical lifestyle products chain, has now signed a long-term lease with Logicenters. The lease agreement is for a 6,000 m² warehouse space in the logistics company’s modern property in Eskilstuna Logistics Park, located on the outskirts of Eskilstuna. The facility is equipped to function as a central warehouse for both start-ups and existing retail companies and is adapted for a combination of store and e-commerce flows.

  “We would like to warmly welcome Teknikmagasinet to our modern property in Eskilstuna and we are delighted that they’re moving in. Teknikmagasinet is an exciting company in the growing e-commerce sector and we look forward to closely following their expansion.   Eskilstuna Logistics Park consists of an area of 420 hectares and is located just outside Eskilstuna with direct proximity to the motorway, railway and airport. The geographical location of the logistics park provides excellent transport opportunities to Örebro as well as to the Mälardalen region and Stockholm. All of this contributes to optimal conditions for fast-growing retail companies and e-retailers. In addition, there is an opportunity for Logicenters to increase its presence even further in the region, which would enable for both current and new tenants to expand in the future.

  Logicenters has acquired a 160,000 m2 site at the Danish logistics park, Skandinavisk Transport Center, in Køge to the south of Copenhagen. The land has been sold by Køge municipality and the acquisition has been undertaken as part of the municipality’s expansion plans for the existing logistics park. This logistics park is one of Denmark’s largest and it will continue to grow as Logicenters establishes itself in the area.

  Logicenters develops and owns modern logistics facilities in the Nordic region. The logistics company is now looking to grow further in the Öresund region through the acquisition of a site in Køge, Denmark. The land has been sold by Køge municipality, with the site forming part of the municipality’s long-term expansion plans for the Skandinavisk Transport Center logistics park. The area is approximately 160,000 m² in size, with Logicenters’ buildings scheduled to account for around 70,000 m² of this.

  “The Öresund region is an enormously competitive and growing region. Our presence in Køge is key to strengthening Logicenters’ position as a leading logistics player in the Nordic region. The undeveloped land gives us the opportunity to meet the needs of potential tenants for a modern logistics property. We will work with the tenant to develop and customise the property. We are happy that Køge municipality recognises the opportunities here and is allowing us to invest in the area,” says Matthias Kettelhoit, Head of Logicenters.

  The proximity to Copenhagen and Malmö makes the Skandinavisk Transport Center a strategic location for logistics and transport, especially as the E20, E55 and E47 motorways all pass through Køge. A newly built railway station near the logistics park also provides excellent options for commuting to and from Copenhagen. In addition, the port of Køge is only three kilometres away, ideally located on the Baltic Sea, in close proximity to the Baltic countries. In the future, the Fehmarn Belt Fixed Link will also connect Køge to Germany and the rest of Europe.

  Logicenters has now signed a lease with PostNord Oy in Finland. The lease includes the development of a 4600 m² parcel sorting facility in Kurikantie, Pirkkala. The facility is scheduled to be ready for occupation in early 2021 and will also include expansion options of 2000 m². The real estate developer is also planning to develop an additional 7000 m² warehouse onsite.

  Logicenters is continuing to develop and expand its presence at strategic logistics hubs in the Nordic region. It has now signed a new lease with PostNord Oy in Pirkkala, Finland. In accordance with the lease, Logicenters will develop a 4600 m² parcel sorting facility in Kurikantie which is scheduled for completion in the second quarter of 2021. The facility will also be prepared for potential development on a 2000 m² extension. The logistics property company will also develop a 7000 m² detached warehouse onsite.

  “It is great that such an established company as PostNord Oy is choosing to move into our upcoming sorting facility in Finland. The lease is an exciting commission where Logicenters will use its collective skills to develop a modern facility with a high environmental performance. We are confident that PostNord Oy will thrive in its new facility,” says Matthias Kettelhoit, Head of Logicenters.

  The ambition is to heat the facility using geothermal energy and that the electricity is to be supplied by solar power. Logicenters focuses on and is at the forefront of developing sustainable buildings with a low carbon footprint and reduced energy consumption.

  Logicenters is now scaling up and expanding its presence in Vestby, Norway, with a new land acquisition in the area totalling 27,000 m². The logistics property player is then expected to develop a logistics facility of approximately 13,500 m² at the newly acquired site, which is centrally located in Vestby Business Park.

  Logicenters is continuing to consolidate and expand its presence at strategic logistics hubs in the Nordic region. It has now acquired additional land at Stormåsen 42, in Vestby, just south of Oslo, Norway. It is expected that up to 70 percent of the 27,000 m² site will be built on as part of Logicenters’ investment in the further strengthening of its presence in Vestby.

  “For Logicenters, not only is it important to establish ourselves in geographically strategic logistics hubs, but also to continue to strengthen our presence in these areas. This is precisely what we are currently doing with this land acquisition. Vestby is ideally suited for logistics and its close proximity to Oslo makes it very attractive to many companies. We are very much looking forward to being able to develop further high-quality logistics facilities in the area,” says Jens Petter Hagen, partner at NREP Norway.

  Vestby is located in Oslo’s southern logistics corridor close to the E6 motorway and close to Oslo itself. Logicenters already has a presence in the area with a modern logistics property measuring 44,049 m², as well as the ongoing development of a 12,000 m² property which is scheduled for completion in early 2021.

  Logicenters is now scaling up and preparing for further expansion at the Brunna Logistics Park. By acquiring 52,000 m² of land, the logistics property company is strengthening its presence at the logistics park. The land acquisition will enable speculative construction of a new facility to begin in the latter part of 2020. The logistics facility is being built on speculation but will be able to accommodate and adapt to a number of tenants.

  Logicenters is continuing to establish and consolidate its presence at strategic logistics hubs. This time it is through the acquisition of land in Brunna, north of Stockholm. The acquisition totals 52,000 m² in Brunna Logistics Park. Its proximity to Stockholm and to Arlanda Airport makes the area an excellent geographical hub for logistics. In addition, the new site is optimally located as it offers large and visible signage opportunities along the busy E18 motorway for the facility to be built on this land.

  “This is precisely the type of investment that Logicenters should be making, which is why I am delighted that a major land acquisition has now been completed. Offering geographical advantages, Brunna Logistics Park is the perfect location for companies wanting to operate with modern logistics. This ensures our expansion in the area and we are looking forward to planning out a new modern facility which will be able to accommodate several tenants with differing requirements,” says Matthias Kettelhoit, Head of Logicenters.

  As a result of this land acquisition, Logicenters is expanding its presence at the Brunna Logistics Park and now owns a total area of 148,115 m². The logistics property company has had a presence in the well-established logistics park since 2017. Once this facility is completed, Logicenters will have around 100,715 m² of leasable space. Its properties in the area already house companies such as Zalando, Systembolaget, Bythjul.com and Autoglas.

  It is not yet clear who the tenants will be in the new facility.
